Architectural Review Board Submissions: Homeowners shall first obtain written approval prior to commencing any improvements on a property within Northstar Estates. There are no exceptions to this rule.A complete ARB request must be received in writing to be considered delivered for review. A complete ARB submission must include the following; Complete both the Architectural Review Board Form and Indemnity LetterObtain a proposal for the work and include a copy of it with your submission (prices may be redacted if you choose)Obtain a copy of contractors license and proof of insurance and include both with your submission. NOTE: As a condition of approval, contractor shall provide a certificate of insurance with following named as certificate holder: Northstar Estates Homeowners Association 3233 S. Andrews Ave. Ft. Lauderdale, Fl. 33316 – please have this conversation with your contractor.Enclose check for initial review fee of $25.00 made payable to Northstar Estates Homeowners Association. Do NOT mail cash.Provide all information relevant to review, by example not limitation;Changing paint – include paint color chip with paint name & code.Changing roof tile – include manufacture, color and series of tile.Changing pavers – indicate any changes to layout on a copy of your survey and include paver manufacturer, color and series.Mail originals to: Northstar Estates Homeowners Association 3233 S. Andrews Ave. Ft. Lauderdale, Fl. 33316. At this time, and until further notice, the office will not accept in person delivery by hand. Important Note: Make your best effort to send a complete ARB submission that includes all necessary details for review as well as all items above. All submissions which require re-review due to; insufficient or incorrect information shall incur a $75.00 re-review fee per occurrence. If required, this fee must be paid to earn approval.
